They Could Not Sell

A couple had purchased a new home.  They had not been able to sell this property due to foundation and major sewer issues. They could not afford to continue paying two mortgages. We were able to pay off their mortgage and repair the property for one of our investors. Our engineers placed support beams in the basement to prevent further settlement. We repaired the stucco siding damage due to the foundation settling. We replaced the sewer lines from inside the property to the alley. We exposed and refinished the original wood floors. We refreshed the retro-style kitchen and the bathrooms. We also painted the property inside and out.

She Needed to Cash Out

A widow owned this property and wanted to downsize. The property had been in her family for generations and she wanted to make sure any new owner would appreciate the history. Additionally, her retirement money was tied up in the equity of the property. She needed to cash out and could not accept the low offers being made by other investors. We were able to purchase the property allowing her to meet her needs.

The property needed significant repairs that she could not fund. There was fire damage in the kitchen. The plaster was also damaged throughout the house from rotted box gutters. The foundation had holes in the fieldstone foundation and rats were entering. We underwent extensive renovations to repair and preserve most of the historical integrity of the home. We removed the stucco to expose the original brick structure and window lintels. We had to grind out every mortar joint and replace with a historical mixture to protect the brick’s integrity. Box gutters were repaired and the property’s crown was restored. Original hardwood floors and woodwork were kept. In some instances, we custom built missing pieces to restore baseboards and crown molding. We did expand and modernize the kitchen to accommodate today’s chef needs. We chose to go with an industrial farm look to allow for a seamless transition from historical to modern.

Tired of Bad Tenants

The owner had a series of bad tenants. He was fed up with repairing the property again and again. In addition to the trash, the tenant left bags of rotted food, diapers and feces through out the house. They vacated without notice and left the house unlocked for an unknown period of time. By the time the owner found out, the property was flooded in the basement, stripped of its electrical and plumbing components.

We rewired and replacing plumbing in the house. Upgraded the kitchen and bathrooms. The wood floors were refinished, broken windows replaced, and we replaced the rotted front porch floor and back porch stairs. The exterior rotted siding was repaired, primed, and painted. The yard was fenced in for privacy and safety.

Foreclosed and Abandoned

This bank-owned property was intentionally flooded and left to rot by the prior owners. It was filled with mold, collapsing ceilings, and need of repair. We acquired it. Gave it love and attention needed to bring it back to life.

Neighborhood Eyesore

The building had been vacated and abandoned for over 10 years. No utilities were run to the property. We gutted and restored the property with new windows, upgraded kitchens, and bathrooms. We fenced in the yard for safety and privacy and created a parking space. This became one of the nicest rental units in the area.
